Maintenance requests are submitted through our 24-hour maintenance line. We determine which of our vendors to use based on the type of maintenance required and the urgency of the request.

Our emergency 24-hour maintenance line allows the tenant to speak with a live representative. If necessary, we will dispatch the proper vendor right away to handle an emergency situation in order to prevent damage to the property.

Property evaluations are completed at move-in with the tenant present, two weeks before the tenant vacates to determine what repairs are needed, and again when the tenant has moved out. Additional inspections are completed when a work order is being performed to ensure the repair is being handled properly and was not caused by the tenant.

Property Management Accounting

Each month, our owners receive a statement itemizing rent collected and any charges associated with the property for that month.

We take care of any repairs and pay the maintenance bills with incoming rent. At the end of the year we provide a 1099 and an annual statement, which makes doing taxes a breeze. By providing you with these statements and all the data you need, you can make smarter investment decisions.

Steve was our go to point of contact and he has been nothing but helpful! I’ve heard a few horror stories about other property management companies, but Pacific Property Managenment has been nothing short of professional and attentive. Steve is hands down one of the best property managers I’ve ever had the pleasure of working with. From day one, he’s been incredibly professional, friendly, and easy to communicate with. What really stands out is how much he genuinely cares—not just about the property, but about the people living there.

He’s always quick to respond, proactive with maintenance, and goes out of his way to make sure everything is running smoothly. No request ever feels like too much, and he handles every situation with patience, kindness, and a great attitude.

It’s rare to find someone who takes their job this seriously and still manages to be such a down-to-earth, helpful person. Steve truly goes above and beyond, and it's clear that he takes pride in what he does. We’re lucky to have him!

In my 20 years of renting, these guys were one of the best property management companies I've dealt with. Very relaxed to work with and acted as a good mediator when it came time to negotiate lease renewal terms with the owner. They left us alone for the term of the lease, the few maintenance requests we submitted were handled quickly through their automated system, and our security deposit was returned promptly after move-out. Can't really ask for more than that. Thanks Steve!

I had a great experience with Steve and his team! They were very helpful and responsive throughout the whole process. We had a couple of weird situations come up (not to the fault of PPM) but Steve handled them kindly and professionally. We had a wonderful experience renting with Pacific Property Management. Maintenance requests were very well handled in a timely manner. Steve was prompt in communicating our requests and advocating for us to the property owner. He was very quick and responsive for several situations such as when we wanted to bring a new pet into the home, and when ultimately we had to break the lease due to personal reasons. Annual rent increases were always very reasonable and below the rate of inflation. We always felt heard and respected by the team at Pacific Property Management. Strongly recommended!
