Maintenance requests are submitted through our 24-hour maintenance line. We determine which of our vendors to use based on the type of maintenance required and the urgency of the request.

Our emergency 24-hour maintenance line allows the tenant to speak with a live representative. If necessary, we will dispatch the proper vendor right away to handle an emergency situation in order to prevent damage to the property.

Property evaluations are completed at move-in with the tenant present, two weeks before the tenant vacates to determine what repairs are needed, and again when the tenant has moved out. Additional inspections are completed when a work order is being performed to ensure the repair is being handled properly and was not caused by the tenant.

Each month, our owners receive a statement itemizing rent collected and any charges associated with the property for that month.

I understand that it is just a business to them, but they have to know it is the seller’s market now. Soon it’ll be buyer’s market. They will need to beg buyers for business. It is ugly! I was managing my property in Carlsbad on my own for 4 years with no issues, however recently our tenants stopped... paying rent and we didn't know what to do. We have had a good relationship with them but I feel they started taking advantage of us so we knew we needed to hire a professional company that were knowledgeable of the laws and we just didn't want to deal with it anymore. Now each month we receive the rent directly into our account and we are so happy we don't have to worry about anything that comes up at the property or the tenants. I don't write a lot of reviews but I needed to give feedback on our experience with Pacific Property Management &... Sales. I have a condo in Carlsbad and they have been managing it for years. Each year when the tenants lease comes up Mark follows up with us to see what we would like to do. He is not pushy at all, and very great at communication. He is able to negotiate the lease and gives us updates which puts us at ease. I can't say enough about these folks!read more
