Market analysis

When we take you on as a new client we will complete a full assessment of your property and complete a competitive market analysis to ensure you are getting the right price for rent.  We carefully go through the entire property and make a list of all repairs needed to make the property “rent ready”. We will also provide the owner with a list of recommended items to maximize rent potential for your investment.

When you list your property with us it is syndicated to 33 websites as soon as we input it into our system. This ensures your property is being reached by as many people as possible to maximize the exposure on your home.

 


Tenant placement

Once we have marketed the home and generated interest we will collect the rental applications and do a comprehensive credit, background and rental history check to ensure we are placing qualified tenants in your home. As part of your  property management service we collect the security deposit, which the applicant can pay online and then we have them sign the lease.

Accounting

Each month we will email you an owners statement itemizing rent collected and any charges associated with the property for that month. We will take care of the repairs at the property and pay the maintenance bills with the incoming rent. At the end of the year we provide a 1099 accompanied by an annual statement, which makes doing taxes a breeze. By providing you with these statements you can easily decide if you would like to continue to use it for an investment or sell it.
We use online ACH (electronic payments) to securely deposit your payments into your bank account making it easier to receive your rental income each month.

 

 

 


24/7 Maintenance

Requests are submitted by tenants calling our 24-hour maintenance line. When we receive a request we then determine which of our vendors to use based on the type of maintenance required and the urgency of the request. We work with a network of vendors and handymen that provide us with a discounted rate, which is passed along to you.

-24-Hour Emergency Service: We have an emergency 24-hour maintenance line that allows the tenant to speak with a live representative. If necessary, we will dispatch the proper vendor right away to handle an emergency situation in order to prevent damage to the property.
-Property Evaluations: Inspections are completed at move-in with the tenant present, two weeks before the tenant vacates to determine what repairs are needed, and again when the tenant has moved out.

Additional inspections are completed  to ensure the repair is being handled properly and was not caused by the tenant.


Vendor relationships

We have relationships with licensed and insured maintenance workers, contractors, and suppliers to ensure the best service and prices.


Lease preparation and signing

Are you up to date with housing regulations and property laws? We can help you manage your risk by keeping your property up to date and in compliance with these regulations.

We review our leases with attorneys to ensure we are current with laws. We prepare the lease, taking into account your desired lease term, and considering which party is responsible for utilities, appliances, landscaping, and other costs.


Tenant Relations

We pride ourselves on taking great care of our owners AND tenants. We are available to address any issues they are having and conduct regular inspections to ensure the home is in good condition. We follow up with tenants to ensure everything is in good working order so the property is maintained and the tenants are comfortable.

 


Move out process

On or before the tenants move in day we complete a move in inspection which the tenant signs acknowledging the condition of the property when they took possession. We also do a move in video as documentation to the condition of the home. When the tenants move out we will compare the condition when we received it in and complete an itemized disposition of the security deposit to ensure it is back in the original condition.
